Start Here Before You Apply

 

Create a portal account before starting an application. Have the project address, contact information, required plans, and supporting documents available before you begin. All building and permit submittals must be completed digitally through the Customer Portal.

Before you begin: For commercial construction permits, digital plans must be ready for upload in PDF format when the application is submitted.

Online payment fees: Credit-card payments are subject to a 3% surcharge, with a $2.00 minimum. Electronic-check payments include a flat $2.00 fee.

How the Permit Process Works

Create a Customer Portal account or sign in to your existing account.

Select the Permit Type

Choose the permit application that matches your commercial project or occupancy.

Submit Documents

Complete the application and upload required plans and supporting documents.

Review & Fees

District staff review the submittal, assess fees, and notify you if additional information or revisions are required.

Pay, Issue & Inspect

Pay applicable fees when notified. Work may begin only after approval and permit issuance. Request required inspections through the portal.

Commercial Building Permits

 

A Commercial Building Permit is required for commercial construction projects and related fire protection system work within the District. This includes new commercial buildings, tenant-finish projects, commercial remodels, fire alarm work, sprinkler work, and other fire protection system work requiring Fire District review and approval.

Before applying, have available:
  • Project address and scope of work
  • Building owner contact information
  • Contractor contact information
  • Architect or engineer contact information, when applicable
  • Digital plan set in PDF format
  • Supporting documents, when required
Digital plan requirements: Plans must be designed to the 2021 I-Codes. Upload plans in PDF format and save files using the construction address as the file name—for example, 9411 Marlowe.pdf.
Occupancy Permit Application also required: Submit an Occupancy Permit Application with the Building Permit Application when the work includes construction of a new building or a new tenant moving into or occupying an existing space.
Before work begins: Plan review must be approved, all applicable fees must be paid, and the permit must be issued before construction or installation work begins.

Commercial Occupancy Permits

 

A Commercial Occupancy Permit is required before occupying a commercial building or tenant space within Community Fire Protection District. Use this permit for new tenants, a change of occupancy, or occupancy of a commercial suite or building space. Occupancy permits are not required for residential occupancies.

Before applying, have available:
  • Business or tenant address
  • Business contact information
  • Building owner contact information
  • Two after-hours contact phone numbers
  • Payment method for the $100 application fee
$100 application fee: The fee is due when the application is submitted and covers the initial inspection and one reinspection.
The Occupancy Permit Application does not authorize occupancy. Do not occupy the space until the permit has been approved and issued after inspection, with no violations remaining.

Important Permitting Information

 

Residential projects: Community Fire Protection District does not require building permits for one- and two-family dwellings. Occupancy permits are not required for residential occupancies.

Municipal permits: Applying to Community Fire Protection District does not replace permit requirements of the municipality having jurisdiction. Applicants may also need to obtain permits from the applicable municipality or St. Louis County.

Permit fees: Building permit fees are due before permit issuance. Credit-card payments made through the portal are subject to a 3% surcharge, with a $2.00 minimum. Electronic-check payments include a flat $2.00 fee.

What happens next: After submission, Fire Marshal’s Office staff review the application and plans. You will be notified through the Customer Portal if additional information, revisions, or fees are required.
